Lead lists are pulled fresh at the time of your order. We do not sell recycled or pre-packaged lists that have been sitting on a shelf for months. Monthly subscribers receive a fresh batch each billing cycle.

Each record typically includes: property address, mailing address, owner name, phone number(s), email address (when available), equity estimate, AVM (automated valuation), loan balance, foreclosure status and auction dates, lead score, and motivation indicators such as tax delinquency, absentee ownership, or pre-foreclosure status.

We pull leads nationwide. When you place an order, you specify your target market — city, county, zip code, or metro area — and we build the list for that geography. Use the Order page to specify your area, or contact us directly for custom coverage.

How many leads are in each list?

List size varies by tier and market. The Starter plan includes up to 500 records per month, the Stacked plan includes up to 1,500 records per month, and one-time lists are sized based on your target area and filter criteria. Buyer lists are priced per market area. Contact us if you need a specific volume.

Can I get a sample before I buy?

Yes. Use the "Download 10 Free Sample Records" form on the homepage to receive a sample seller list via email. This gives you a real look at the data format and fields before committing to a purchase.

What payment methods do you accept?

We accept all major credit and debit cards (Visa, Mastercard, American Express, Discover) through our secure Stripe checkout. We do not store your card information.

Are monthly plans auto-billed?

Yes. Monthly plans (Starter and Stacked) are billed automatically each month on your renewal date. You can cancel at any time before your next billing date to stop future charges. Cancellations take effect at the end of the current paid period.

Do I need A2P registration to text these leads?

Yes. If you plan to send SMS messages to leads, you are required by law to register your business and phone numbers through the A2P 10DLC process with your SMS provider. This is your responsibility. DealFlow Leads does not manage A2P registration on your behalf unless it is included in a custom agreement.

No. Our leads are sourced from public records and are not sold exclusively. However, the combination of your specific filters, target area, and timing means your list will differ from other buyers. Speed and follow-up consistency are your competitive advantage.

Conversion rates vary widely based on your market, outreach method, follow-up consistency, and negotiation skills. Industry averages for motivated seller lists range from 1–3% of contacts resulting in a conversation, with 1 in 20–50 conversations leading to a contract. Results are not guaranteed — consistent effort is required.

What is your refund policy?

Lead lists are non-refundable once delivered, with an exception for significant data quality issues reported within 7 days. Coaching sessions cancelled with 24+ hours notice receive a full refund or reschedule. The first month of private coaching is refundable if you're unsatisfied after your first session.
